What leasing options are available?

We offer 2 - 15 month lease terms.

What are your application requirements?

We require 2 years rental history and income that is 3 times the monthly rent.

How much is the security deposit?

$500 is the standard deposit , $3,000 approved with conditions. We have Rhino Policy alternative which makes move in costs more affordable.

How much of the security deposit is refundable?

The security deposit is completely refundable as long as the final utilities are paid, no damages to the apartment and the rent is paid in full.

Is there an application fee?

Our application fee is $50 per adult applicant.

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

We run a credit and criminal background check on all applicants. We also verify rental history and employment.

Can I apply online?

What fees/deposits are due upon applying? Moving in?

When applying, White Pines require $50 per adult applicant, $150 administration fee. At move in, rent plus deposit is required.

Do I have to pay first & last month's rent?

First months rent and security deposit is required. The security deposit cannot be used as rent.

When is rent due?

Rent is due on the 1st of the month.

How can I pay my rent? What forms of payment are acceptable?

You can pay your rent online with an echeck, or by credit or debit card. You may also pay at Moneygram. We also accept cashiers check and money orders.

Is there a late fee for overdue payments? Is there a grace period?

Our late fees are applied at midnight of the 5th day of the month. The amount of the late fee is 8% of your base rent.

Is renter's insurance required? (Add details, how much, what kind.)

Yes, we require $100,000 of liability coverage.

Are utilities inlcuded? (Which ones specifically.)

No utilities are not included in the rent.

What utilities are not included in the rent?

Electric, water, sewer, internet/cable and gas.

What is the average cost for utilities each month?

Depends on size of apartment, season and number of occupants.

Are the apartments furnished? What is included?

No furnished apartments are provided. Kitchen appliances are included.

Are there any bed restrictions for the apartments?

Yes, no water beds.

Do you have items I can rent?

Yes, we have garages available for rent.

Are corporate rentals available?

No, we do not offer corporate apartment rentals.

Under what circumstance can a landlord terminate your lease?

If you fail to uphold your obligations under the lease, we may take legal action and terminate your lease.

What happens if I need to move out before my lease expires?

We do have a break lease option. We require an amount = to 2 months rent plus a sixty day writen notice with rent due during those 60 days.

Are there any fees associated with moving in or moving out?

The fees are outlined in your lease agreement.

Can the apartment be listed on AirBnB?

No

What are the occupany limits?

2 people per bedroom is standard policy.

Can the apartment be sublet?

We do allow lease take overs if approved and all qualifications are met. Deposit stays with the unit and we do this as a lease take over as apposed to a sublet situation please contact the office for more details.

How often is there a rent increase?

Typically at renewal.

What are hours of the leasing office?

We are open Monday through Friday 8:30 to 5:00.

What are the hours of the clubhouse?

Clubhouse can be reserved for a rental fee of after hours. Currently with COVID restrictions the clubhouse/community room is closed.

What are the hours for the fitness center?

Currently fitness center is office hours only and by reservation with COVID. Once lifted fitness is 24 hours.

What are the hours for the pool?

We do not have a pool

What are the hours for the business center?

We do not have a business center

What property amenities are included?

We have a fitness center, A Package Hub and Community Room.

Do you offer valet trash service?

We do not.

Do you offer recycling?

We have a recycling bin.

Do you have free internet/WiFi? (Where is it available.)

We do not.

What internet service options are available?

Spectrum, Comcast, and Century Link.

Do you have cable?

Yes, units are cable ready.

Can I reserve your community room?

With COVID not at this time once resitrictions are lifted the community room can be reserved.

Do you have package lockers/how do I get my packages?

Yes, package hub is in the 1324 building, deliveries can also be buzzed in to drop at your unit.

Is storage included?

We do not have additional storage.

What are pool hours and seasonal availability?

No pool on-site.

I have a noise complaint. Who do I contact?

Please call the office to report but if a serious sitiuation please call the police department.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

White Pines is a Smoke Free Building, No Smoking in the buildings.

I need emergency maintenance. Who do I call?

Please call 952-233-0800. We have a 24 hour answering service.

I have a non-emergency maintenance issue. Who do I contact?

You may use our resident portal or call our rental office at 952-233-0800.

Do you allow pets? What is the pet policy?

We allow 2 pets per apartment. No aggressive breeds are allowed. Please call our office for a list of breed restrictions

What is the parking situation?

You must obtain a parking permit from the leasing office and all guest must get a visitor pass.

Is there a fee or permit required for parking?

Yes for initial move in.

Is parking assigned?

Surface spots are not assigned other than guest parking but garages are assigned parking.

What do I do if someone parks in my parking spot?

We do not have reserved surface parking.

What is the policy for guest parking?

Guest parking is marked and must have a guest pass.

Are there building quiet hours?

Quiet hours are from 10:00pm to 8:00 am. No activity that my cause a disturbance should occur during these hours.

What decorations or changes to the apartment are prohibited?

You can decorate your apartment no physical alterations can be made unless it's authorized by management.

Are there fees for using the communal spaces?

Our Community Room is closed during COVID.

Can residents put personal grills on their balconies?

No grills are allowed. This is a City of Shakopee ordinance.

Are there restrictions for what can be put on balconies or patios?

Our patios and balconies must be kept in a clean neat fashion. You can decorate and have patio furniture.

What is the procedure for moving out?

We require a 60 day written notice prior to the end of your lease term. You may obtain a form from our rental office.

Is there public transportation nearby?

Yes! The Bus stop is across the street from White Pines

Are you near any transportation routes? Which ones?

Marshal Road.

What school district serves the community?

Shakopee elementary school, middle school & high school, Red Oak elementary, Central family center, World learner charter school.

What kinds of washers and dryers do in-apartment hookups accommodate?

We have Laundry Rooms on each floor of the buildings.

Do apartments have dishwashers?

Yes, we do!

What brand are the kitchen appliances?

Energy Star, Frigidaire, GE

Does the apartment come with a microwave?

We have microwaves in select apartment homes.

Are stoves gas or electric?

Our stoves are electric.

Do kitchen sinks have a garbage disposal?

No, we do not.

Is there a bathtub or just a shower? Are they together or separate?

The tub and shower are together.

Do apartments have USB outlets?

No, we do not.

How old are the appliances?

Depends of the apartments. Some apartment home are fully upgraded.
