What leasing options are available?
We provide flexible lease options with terms ranging from 7 to 15 months.What are your application requirements?
Our rental criteria include a minimum of two years of rental history and income that is three times the monthly rent.How much is the security deposit?
Our standard deposit starts at $500 and can increase up to $1,500 with conditional approval. To make move-in costs more manageable, we offer a Security Deposit Alternative Program.How much of the security deposit is refundable?
If a security deposit is paid, it is fully refundable under the condition that all final utilities are settled, the apartment remains undamaged, and rent is paid in full. However, please note that the Security Deposit Alternative is non-refundable.Is there an application fee?
Our application fee amount is $50 per adult applicant (non-refundable).Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
We conduct thorough checks on all applicants, including credit and criminal background screenings, as well as verification of rental history and employment.Can I apply online?

When applying to White Pines, there is a $50 application fee per adult (non-refundable) and a $200 administration fee (non-refundable). Upon move-in, rent and deposit are required.Do I have to pay first & last month's rent?
The initial payment includes the first month's rent and a security deposit. Please note that the security deposit cannot be applied towards rent. Additionally, if your move-in date is after the 19th of the month, you will be responsible for the rent for the following month.When is rent due?
Rent is due on the 1st day of each month.How can I pay my rent? What forms of payment are acceptable?
Rent payment options include online payments using an e-check, credit, or debit card. Alternatively, payments can be made in person at MoneyGram locations.Is there a late fee for overdue payments? Is there a grace period?
Late fees are applied at midnight on the 5th day of each month. The late fee amount is calculated at 8% of your apartment rent.Is renter's insurance required? (Add details, how much, what kind.)
Yes, we require our residents to have $100,000 of liability coverage.Are utilities inlcuded? (Which ones specifically.)

The utility costs vary depending on the size of the apartment, the season, and the number of occupants.Are the apartments furnished? What is included?
We do not provide furnished apartments. However, kitchen appliances are included.Are there any bed restrictions for the apartments?

Yes, we offer garage rentals for $100 per month.Are corporate rentals available?
Yes, we do offer corporate apartment rentals.Under what circumstance can a landlord terminate your lease?
Failure to fulfill your obligations under the lease may result in legal action and termination of the lease agreement.What happens if I need to move out before my lease expires?
We do have a break lease option. We require an amount equal to 2 month rent plus a sixty-day written notice with rent due during those 60 days.Are there any fees associated with moving in or moving out?
The fees are outlined in your lease agreement.Can the apartment be listed on AirBnB?
We do not permit Airbnb rentals.What are the occupany limits?
Our standard policy allows for 2 people per bedroom.Can the apartment be sublet?
We do allow lease takeovers if approved and all qualifications are met. The deposit remains with the unit in this case. Please contact the office for more details on the lease takeover process.How often is there a rent increase?
We typically implement renewal increases at the time of lease renewal.

Our office hours are Monday- Friday from 9:00 am to 6:00 pm.What are the hours of the clubhouse?
The Community Room is available for rental Monday through Saturday, between 10:00 am and 6:00 pm.What are the hours for the fitness center?
The Fitness Center is open 24 hours a day.What are the hours for the pool?

Community Policies
I have a noise complaint. Who do I contact?
For routine matters, please call the office to report. However, in case of a serious situation, please contact the police department.What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?
White Pines is a smoke-free building. Smoking is not permitted inside the buildings.I need emergency maintenance. Who do I call?

You may utilize our resident portal or contact our rental office at 952-233-0800.Do you allow pets? What is the pet policy?
Dogs and Cats are permitted. A total of two pets are allowed per household. White Pines utilizes petscreening.com for all animal screening prior to move-in and renewal. A non-refundable pet fee of $300 is required per pet, and pet rent is $25 per month per pet. Dog Breed Restriction List: Pit Bulls, Staffordshire Terriers, Rottweilers, Presa Canarios, Chows, Doberman Pinschers, and Akitas.What is the parking situation?
All residents must obtain a parking permit from the leasing office. Additionally, all guests must park in the designated visitor parking area (signs posted).Is there a fee or permit required for parking?
Yes, there is an $25 initial fee for the parking permit upon move-in.Is parking assigned?
Surface parking spots are not assigned except for guest parking, but garages are assigned parking.What do I do if someone parks in my parking spot?
We do not offer reserved surface parking.What is the policy for guest parking?
Guest parking is marked, and all guests must park in the assigned guest parking area to prevent towing.Are there building quiet hours?
Quiet hours are enforced from 10:00 pm to 8:00 am. During these hours, activities that may cause disturbance are prohibited.What decorations or changes to the apartment are prohibited?
You are welcome to decorate your apartment; however, no physical alterations are allowed unless authorized by management.Are there fees for using the communal spaces?
Our Community Room rental fee includes a $200 non-refundable charge and a $200 deposit, which is refundable provided that no damages have occurred and the community room has been cleaned.Can residents put personal grills on their balconies?
Please note that grills are not allowed on the premises, as per the City of Shakopee ordinance.Are there restrictions for what can be put on balconies or patios?
Patios and balconies must be maintained in a clean and neat fashion. You are welcome to decorate and furnish them with outdoor patio furniture.What is the procedure for moving out?
We require a 60-day written notice prior to the end of your lease term. You can obtain the necessary form from our rental office.
